What We Do:
- Field all inquiries 24 hours a day (current & prospective tenants)– calls, emails, texts, etc.
- Market the properties (Trulia, Zillow, Postlets, Craigslist, Facebook & more!)
- Process Rental Applications
- Perform Tenant Screening (background checks, income, checks, credit checks, landlord references, etc.)
- Coordinate Emergency Maintenance Requests – 24 hours/day
- ACH rent collection or PO Box Rent Collection
- Digitally coordinate all lease and document signings
- Move-in/move-out reminders
- Issue eviction notices (digitally or by mail)
- Review and assist with coordinating standard maintenance issues/Issue maintenance surveys.
- Document Storage(insurance, leases, lease applications, property condition reports, etc.)
DIFFERENCE BETWEEN LANDLORD CONCIERGE AND TRADITIONAL PROPERTY MANAGEMENT
Landlord Concierge is a fraction of the price. For a home that rents for $1,200/month traditional property management can be over $3,000/annually, Landlord Concierge is $396/annually. We let you do the physical property showings and any visits to the property that may be necessary and we handle everything else.
